Terms of Service
These terms apply when you use rentalhand.com, the Rentalhand apps and the private links Rentalhand sends, and when you hire Rentalhand for a cleaning or hosting service. By creating an account or using the service you agree to them. If you use Rentalhand for a business, you accept these terms for that business.
What Rentalhand is
Rentalhand is software for three kinds of customers: hosts with short-term rentals, landlords with long-term tenants, and cleaning businesses. It also offers optional services from our own team: cleaning, Co-hosting and Full Management for short-term rentals, and physical work such as move-out turnovers and inspections.
For long-term rentals, Rentalhand is software only. We do not place tenants, negotiate leases or act as your property manager, and we never supply lease language. Rent a tenant pays online goes from the tenant to the landlord's own Stripe account; Rentalhand does not collect or hold it.
Your account
You must be at least 18 and give accurate information. You are responsible for activity under your account and for keeping your password and the private links you share confidential. Tell us promptly if you think your account was used without permission.
Private links for cleaners, team members, guests and clients work without a password. Treat them like keys: share them only with the person they are for, and replace a link from the app if it was shared by mistake.
Plans and add-ons
Core is free, with no property limit. Long-term rentals are free on every plan. Pro is billed monthly for every short-term rental in your account at the price on our plans page; you cannot put only some short-term rentals on Pro. Smart locks are billed monthly per connected lock, and guest ID checks per guest checked, on the same invoice. Landlords can add smart locks for long-term units without Pro; that add-on is billed per connected lock, with a minimum of one lock while it is on. We ask you to confirm before you connect a lock or turn on ID checks on a paid plan.
For cleaning businesses, Solo is free for one cleaner. Crew is billed monthly, includes the number of team members shown on our pricing page, and adds a monthly charge for each additional active member.
Paid plans renew each month until you cancel from your account settings; cancellation takes effect at the end of the period you paid for, and we do not refund partial months. If a payment fails, the plan stays on for a short grace period and then returns to the free plan. Nothing is deleted when a plan ends; the paid features pause.
We may change prices with at least 30 days' notice by email or in the app. Prices do not include taxes, which you pay where they apply.
Card payments for cleaning businesses
Cleaning businesses can take card payments from their clients through Stripe. To do so you create a Stripe account and agree to Stripe's terms, and Stripe pays you out directly; Rentalhand never holds your money. Each card payment carries Stripe's processing fee and Rentalhand's platform fee, as shown in the app, and both are taken before the payout.
If a client saves a card, you may charge it only for cleans they have agreed to, and you are responsible for refunds and disputes with your clients. A business that receives disputes or complaints at an unusual rate may lose access to card payments.
Online rent payments
Landlords can let tenants pay rent online through Stripe. To do so you create a Stripe account and agree to Stripe's terms, and Stripe pays you out directly; Rentalhand never holds your money and is not a party to your lease. Each online payment carries a fee made up of Stripe's processing and a Rentalhand fee, shown in the app before tenants can pay; you choose whether the tenant pays it at checkout or it comes out of your payout.
Bank payments take several business days to clear and can be returned by the tenant's bank. Refunds, returned payments, disputes and any deposit or move-out accounting are between you and your tenant.
A tenant who pays from their tenant page agrees to Stripe's terms for that payment. A tenant who turns on autopay authorizes a charge for the amount owing on each due date to the saved bank account or card until they turn it off on their page.
The Rentalhand cleaner pool
Cleaners in the pool are independent contractors, not Rentalhand employees or agents. You choose which offers to accept, decide how to do the work, provide your own supplies unless the host provides them, and are responsible for your own taxes, licenses and insurance.
Rentalhand agrees a price with the host for each home. An offer shows what you will be paid for that clean; Rentalhand keeps the difference as its fee. Approval is at our discretion, offers depend on demand near you, and we do not promise any number of jobs. Pool access requires an active Crew plan.
We may pause or remove a pool cleaner for missed or late cleans, safety concerns or complaints.
Your content and the people you add
You own the properties, bookings, leases, photos, templates, records and other content you add, and you grant us the rights needed to store and process it to run the service.
When you add guests, tenants, cleaners, team members or clients, you confirm you have the right to share their details with us and to have us contact them for you, including any consent the law requires before we send them text messages. Recipients can reply STOP to stop texts.
You are responsible for following the rules of Airbnb, Vrbo and Booking.com, local short-term rental and landlord-tenant laws, and any permits or taxes that apply to your rental. Rentalhand does not handle permits or taxes for you.
Calendars, messages, locks and AI
On Core, calendar sync reads the links the booking platforms publish. It is one way and not instant, so Rentalhand cannot block dates on a platform or guarantee that double bookings are prevented.
On Pro, a property can be connected to Airbnb, Booking.com or Vrbo through Channex, our channel-manager partner, after you authorise the connection on the platform's own page or with the platform's property id. Once you activate such a connection, Rentalhand becomes the source of that listing's availability, nightly rate and stay rules and sends them to the platform, and bookings, changes, cancellations and (for Airbnb) guest messages come back to Rentalhand. You are responsible for the rates and rules you set; you can deactivate or disconnect at any time, after which the platform runs its own calendar again. Channex charges Rentalhand for each connected unit; that cost is included in Pro unless the pricing page says otherwise.
Bookings taken on your direct booking site are paid to your own Stripe account. Rentalhand keeps the fee shown on the pricing page (1% of the booking) on top of Stripe's processing fee; you own the guest relationship, refunds and any payment disputes.
Messages and notifications are sent through email and text providers, and delivery is not guaranteed. You remain responsible for the content of messages you write or schedule.
Smart-lock codes depend on the lock, its connection and the device provider. Always keep a backup way into your property.
AI features such as the guest concierge and the help assistant can make mistakes. Automatic guest replies are labeled as automatic, and you can switch them to suggestions or turn them off at any time.
SMS Terms (text messages)
Rentalhand LLC, doing business as Rentalhand, sends texts from its own number to guests, tenants, cleaners, team members, cleaning clients and account holders about their own stays, leases, rent, cleaning jobs and requests: check-in details and door codes, rent reminders, job offers and schedule changes, and updates on requests. Hosts, landlords and cleaning businesses can also schedule texts to their own guests, tenants or clients through Rentalhand; those texts carry the Rentalhand name. We do not send marketing texts.
You agree to receive these texts when you tick the consent box on a Rentalhand form, or when you give your mobile number to a host, landlord or cleaning business that uses Rentalhand for your stay, lease or job. Agreeing to texts is not a condition of any purchase.
Message frequency varies with your stays, leases and jobs. Message and data rates may apply. Reply STOP to any text to stop texts from Rentalhand, START to receive them again, or HELP for help, or email support@rentalhand.com. Carriers are not liable for delayed or undelivered messages.
How we handle mobile numbers is described under Text messages in our Privacy Policy. We never share mobile numbers or text-messaging consent with third parties for their marketing.
Our cleaning and hosting services
Cleaning at a standing rate begins after you accept the rate in the app. One-off services begin after you accept our quote. Prices, dates and scope are as stated in the rate or quote, and completed work is posted to your financial records.
Co-hosting and Full Management are available for short-term stays only and are governed by a separate written agreement, which takes precedence over these terms for the properties it covers. Their percentage is charged on the basis described on our plans page.
Cancellation fees, if any, are stated in the rate, quote or agreement.
Acceptable use
Do not use Rentalhand to send unsolicited messages, to discriminate against guests or tenants, to store content you have no right to store, to interfere with the service, or in breach of any law or platform rule. We may suspend accounts that do.
Disclaimers and liability
The software is provided as is. We do not promise it will be uninterrupted or error-free.
To the fullest extent the law allows, Rentalhand is not liable for indirect, incidental or consequential damages, or for lost bookings, rent or revenue. Our total liability for any claim is limited to the fees you paid us in the twelve months before the claim. Nothing in these terms limits liability that the law does not allow to be limited.
Ending your use
You can stop using Rentalhand and close your account at any time. We may suspend or end access for a breach of these terms, with notice where practical. Terms that by their nature should continue after your account ends, such as those on fees owed, liability and disputes, continue.
Governing law and changes
These terms are governed by the laws of the State of California. We will post changes on this page with a new date, and tell account holders about significant changes by email or in the app before they take effect. Continuing to use Rentalhand after that means you accept the new terms.
