WHAT YOU GET

Every lease and rent feature is free, automation included.

Invoices, reminders, late notices and late fees run by themselves at no charge. Smart-lock access for tenant codes and showings is an optional add-on, $7 per lock per month. There is no Pro plan for landlords.

Free

Units under every property

A single-family home is one unit; a duplex or small building has several. Each unit carries its asking rent, its lease and its lock.

Free

Tenants with their paperwork

Name, email, phone and notes, with every lease, addendum and payment they are on in one place.

Free

Leases signed electronically

Paste or upload your own lease once. Rentalhand fills it from the lease record, emails each tenant a private signing link and files the signed PDF with a certificate of completion. Fixed term or month-to-month.

Free

Renewals, rent changes and addenda

Renew with the terms prefilled, record a new rent from an effective date, and sign extra documents alongside the lease without replacing it.

Free

Online rent and autopay

Tenants pay by bank transfer or card from their tenant page, or turn on autopay. The money goes through Stripe straight to your bank account, and each payment is recorded on the invoice for you. Tenants pay a small online payment fee, or you choose to cover it.

Free

A tenant page for every tenant

One private link per tenant, no password: what they owe, receipts to download, the signed lease, and repair requests with photos that land in your maintenance list.

Free

Rent invoices and a rent roll

Invoices appear before each due date, a prorated first month included. See billed, collected, overdue and coming due, record rent paid any other way, and export a rent roll with every unit, tenant, term and balance.

Free

Long-term financials

Rent collection by unit, income and expenses by property, Schedule E style lines, all exportable, next to your short-term places if you have them.

Free

Maintenance and vendors

Requests with a vendor, a due date and a cost that posts to the books when the work is done. A vendor directory per account.

Free

Reminders, late notices and late fees

Tenants get a reminder a few days before rent is due and a notice once the grace period passes with rent still owing. The late fee posts by itself, and you hear about it.

Optional · $7 per lock/month

Tenant codes and showing passes

With a smart lock on the unit, the tenant code starts at move-in and stays on until you end the lease, and showings, agents and vendors get a code for their window. An optional add-on with no plan to buy: you pay only for the locks you connect.

HOW IT WORKS

A lease in an afternoon. Then the months run themselves.

1

Add the property and its units

Set the rental mode to Long-term and add each unit with its asking rent. One unit for a house, several for a duplex or small building.

2

Create the lease

Pick the unit and the tenants, enter the dates, rent, deposit, due day, grace days and late fee, then send it for signature or mark it signed on paper.

3

Run the month

Send each tenant their tenant page. Invoices appear before each due date; tenants pay online or set up autopay, and you record rent paid any other way. Reminders and late notices go out and late fees post themselves.

PLANS

Free for landlords. No subscription.

Every lease and rent feature is free, with no limit on properties or units. Each online rent payment carries Stripe's processing plus a flat $2 Rentalhand fee per payment: by bank transfer, 0.8% capped at $5, so $7 on $2,000 rent; by card, 2.9% + 30¢, so $62.11 on $2,000 rent. The tenant pays it unless you choose to cover it; Rentalhand also charges for the services you order. Co-hosting and Full Management are short-term hosting services and do not apply to leases.

QUESTIONS

What landlords ask first.

Does Rentalhand manage my leases for me?

No. Rentalhand is the software you manage with: units, tenants, leases, rent, maintenance and access codes in one place. We never place tenants or manage leases on your behalf, which in most states is licensed work. Our Co-hosting and Full Management services are for short-term stays only.

Can tenants pay rent online?

Yes, by bank transfer or card, once or with autopay, from their tenant page. You connect your bank account once from the Rent page; each payment goes through Stripe straight to you, and Rentalhand never holds it. By default the tenant pays a small online payment fee at checkout, lowest by bank transfer, and you can choose to cover it instead. Rent paid any other way you record on the invoice. Every payment books a revenue line in your financials, so rent shows in the profit and loss and the tax summary.

How does e-signing work?

Paste your own lease or upload it as a DOCX, and it becomes a template with placeholders such as the tenant names, the address and the rent, filled in from each lease. A PDF you upload is sent exactly as it is, with a signature page added, so fill it in before uploading. Send for signature emails each signer a private link; they confirm their email, read the PDF, type or draw a signature and accept the e-sign consent. When everyone has signed, the final PDF gets a certificate of completion. Rentalhand never supplies lease language.

Is it really free for landlords?

Yes. Every lease and rent feature is free, with no limit on properties or units: e-signing, rent invoices, online payments and autopay, reminders, late notices and late fees, the tenant page, maintenance and financials. Each online rent payment carries a fee of Stripe's processing plus a flat $2 Rentalhand fee per payment: by bank transfer, 0.8% capped at $5, so $7 on $2,000 rent; by card, 2.9% + 30¢, so $62.11 on $2,000 rent. The tenant pays it unless you choose to cover it, and Rentalhand also charges for the services you order, such as a move-out clean. The one paid option is smart locks for tenant codes and showing passes, at $7 per lock per month, with no plan needed.

I also have an Airbnb. Can both live in one account?

Yes. Short-term stays and long-term leases are separate workspaces behind one login, with a switch in the sidebar. Each property lives in the one that fits it. Leases are free; if you put your stays on Pro, only the short-term rentals count.

What do my tenants see?

Each tenant gets a private tenant page, with no password to remember: what they owe and online payment, autopay, receipts, the signed lease, and repair requests with photos. You copy or send the link from the Tenants page. Lease signing links and the signed PDF still arrive by email.
