What does Pro cost with several properties?
Pro is $19 a month for each short-term rental in your account: one costs $19, two cost $38, three cost $57. Long-term rentals are free and never count. No card on Core, ever. Smart locks ($7 per lock per month) and guest ID checks ($2.50 per guest) are add-ons on the same bill, only when you use them.
What happens if I stop paying for Pro?
Your account goes back to Core at the end of the billing period. Nothing is deleted: every property, booking, lease, guest page and record stays, and the automatic parts for your stays (scheduled messages, automatic turnover assignment, the concierge) pause; leases and rent keep running, since they are always free.
What is the difference between Co-hosting and Full Management?
Co-hosting (10%) runs the listing and the guests from a distance: we build and refresh the listing (a one-time $250 covers photos and setup), put it on Airbnb, Vrbo and Booking.com, run pricing every day, answer every inquiry, guest and review around the clock, file damage claims and report on performance each month. You keep the house: you arrange and pay for your cleaner, supplies and repairs, and you or someone you name is the contact at the property. Full Management (20%) also takes over the house: we hire, schedule, check and replace the cleaners, handle repairs within a limit you set, keep someone on call at the property around the clock, inspect it every month, deep clean it each quarter, visit whenever a problem is reported, restock supplies and linens, and send a monthly statement and payout with a quarterly call. With Full Management you never have to visit. Both are for short-term stays only.
What is the 10% or 20% charged on?
The percentage is charged when each guest checks in, on the nightly rate plus guest extras such as pet and extra-guest fees, before Airbnb or Vrbo take their fee. The guest cleaning fee and occupancy taxes are never included, and a cancelled stay is charged only on what you keep. For example, a three-night stay at $200 a night with a $25 pet fee and a $150 cleaning fee: Co-hosting is 10% of $625, or $62.50, and the cleaning fee goes to the cleaner.
Which smart locks and thermostats work?
Rentalhand connects through Seam, which supports the major brands, including August, Yale, Schlage and Kwikset locks and ecobee, Nest and Honeywell thermostats. You sign in to your device account once from the property page.
How does the AI guest concierge work?
Guests write to you from their check-in page. On Pro, the assistant reads your house guide and the stay details and answers routine questions (Wi-Fi, parking, checkout time, the trash day) within a minute by email or text, with a note that the reply came from the house guide. Anything it is unsure about, anything about money and any complaint waits for you as a draft. You can also keep it in suggest mode, where every reply is a draft you approve, or turn it off.
Which inbox connections work today?
Two kinds. On Pro, connecting Airbnb directly brings the Airbnb conversations themselves into Rentalhand: you read and reply there, and scheduled messages go into the same conversation. Separately, on any plan, an email connection files the platforms' notification emails into your inbox: Outlook and email forwarding work for every account. Gmail connection is waiting on Google's approval; until then, connect Outlook directly or forward your Airbnb and Vrbo emails to your Rentalhand address. Rentalhand reads only the platform notification emails, never the rest of the mailbox.
Does it connect to Airbnb and Vrbo?
On Core, Rentalhand reads the calendar feeds Airbnb, Vrbo and Booking.com publish for every listing, so reservations and blocked dates appear within minutes; it never asks for your platform password. On Pro you connect Airbnb directly, approved on Airbnb's own page: bookings arrive within seconds with the guest's contact, your calendar, nightly rate and minimum stay flow back to the listing, and Airbnb conversations reach your inbox. Booking.com connects with its hotel id, and Vrbo for listings managed in Expedia Partner Central; other Vrbo listings keep the calendar link.
How does the long-term side work?
Switch a property to long-term, add its units and tenants, and create the lease with rent, deposit, due day and late-fee rule. Rentalhand creates the monthly rent invoices, lets tenants pay online or set up autopay from their own tenant page, sends reminders and late notices, applies late fees, and keeps a rent roll you can export. All of it is free, with no limit on units; Rentalhand earns a small fee on each online payment, which the tenant pays unless you choose to cover it. Short-term and long-term properties live in separate workspaces so nothing gets mixed up.
How does cleaning work with my own cleaner?
Every checkout creates a turnover, the clean between one guest and the next. On Core you pick the cleaner for each one with a click. On Pro you set the property to "My cleaner" once and every checkout is assigned to them automatically, with reminders and a backup. Either way they get a text with a private link to the checklist, access notes and photos, and confirm with one tap. No account needed, though cleaners can sign in to see all their jobs in one place.
And if I use Rentalhand cleaners?
Switch the property to Rentalhand cleaners, or choose our crew as your backup. We propose a standing rate for the property, you accept it once, and from then on every checkout becomes a scheduled clean with photos. The cost posts straight to your financials.
