Airbnb management software for hosts who do it themselves.
Built for the host with one to a dozen places and their own cleaner: one calendar for Airbnb, Vrbo and Booking.com, a clean for every checkout, a check-in page for every guest, maintenance and tax-ready books. Core is free with no property limit. Pro connects Airbnb directly and runs the routine for $19 a month per rental.
Every host has the same six jobs. Here is how each one works for free, and what changes for $19 a month per rental.
Know every booking, on every platform
Core, free: Paste each listing’s calendar link; bookings and blocks appear within minutes, overlaps are flagged.
Pro: Airbnb connected directly: bookings arrive within seconds with the guest’s contact, and your calendar, nightly rate and minimum stay flow back to the listing. Booking.com and Vrbo (Expedia Partner Central) on the same connection.
Get the place cleaned between guests
Core, free: Every checkout creates a turnover with the window, your checklist and the codes. You pick the cleaner; they get a text with a private link and confirm with one tap.
Pro: The cleaner is assigned by itself, reminded, and backed up if they go quiet. Your cleaner also gets a free workspace of their own.
Talk to guests without living in your phone
Core, free: A private check-in page per stay (rules, Wi-Fi, parking, the door code at the right time) and messages from saved templates you send in two taps.
Pro: Messages go out on schedule, inside the Airbnb conversation for Airbnb stays. An AI concierge answers routine questions from your house guide and holds anything unsure for you.
Let the right people in
Core, free: One static door code shown on the check-in page when it is time.
Pro: A new code per stay and per cleaner on a smart lock ($7 a month per lock), access passes for vendors, and optional guest ID checks before the code appears.
Know what you made
Core, free: Import Airbnb and Vrbo payouts, see profit by month and property, export a tax summary.
Pro: The same, with direct bookings from your own site and guest extras (early check-in, late checkout) in the numbers.
Rent to tenants too
Core, free: Leases with e-signing, rent invoices, online rent with autopay and a tenant page, free with no unit limit.
Pro: Free on every plan. Long-term rentals never count toward Pro.
IS IT FOR YOU
Who it is for, and who should look elsewhere.
A good fit when
You host one to a dozen places and do the work yourself, with your own cleaner.
You want one place for the calendar, the cleaning and the guests, and your books ready for tax time.
You would rather pay a flat price per rental than a percentage of your bookings.
You also have, or might have, a long-term rental.
Not the right tool when
You run twenty or more units with staff: there are no user roles beyond you and your cleaners, and no owner statements for other people’s properties (Full Management is our own service, not a feature for other managers).
You want a dynamic pricing engine. Rentalhand pushes the nightly rate you set to Airbnb; it does not set it for you.
You need an accounting integration rather than exports: financials export to a spreadsheet and a tax summary today.
You want our team on the ground outside Los Angeles and Orange County: Co-hosting is remote anywhere in the US, but cleaning crews and Full Management are local.
WHY IT IS DIFFERENT
Three things most tools in this category do not do.
A real free plan
Core is not a trial or a one-property teaser. The calendar, the cleaning tasks, the guest pages and the books are free with no limit, because the workspace is how owners find us and our services pay the bills.
The cleaner is in the product
Your cleaner gets a free workspace of their own, not a text from you: every job, the checklist, the codes, photos, invoices. The turnover is the center of the app, not an afterthought.
Leases live next to stays
If you also rent to tenants, the leases, rent and tenant pages are in the same account, free. Most hosting tools stop at short-term; most landlord tools stop at long-term.
QUESTIONS
What hosts ask when choosing software.
What does Airbnb management software actually do?
It keeps one calendar across the platforms you list on, turns each checkout into a cleaning job, handles guest communication (check-in details, house rules, door codes, messages), tracks maintenance and keeps the books. The difference between tools is how much of that runs by itself and what it costs. Rentalhand does the first part free (Core) and the running-by-itself part on Pro.
How much does Rentalhand cost?
Core is free with no property limit. Pro is $19 a month per short-term rental, with smart locks at $7 a month per lock and guest ID checks at $2.50 per guest as add-ons that bill only when used. Bookings taken on your own direct booking site (Pro) carry a 1% fee plus card processing. There is no commission on Airbnb, Vrbo or Booking.com bookings.
Does it connect to Airbnb directly or use iCal?
Both. Core reads the calendar (iCal) link each listing publishes, which refreshes every few minutes and carries dates only. Pro connects Airbnb directly through Channex, Airbnb’s official channel partner: you approve it on Airbnb’s own page, bookings arrive within seconds with the guest’s contact, and your calendar, rate and minimum stay are kept in step on the listing. Rentalhand never asks for your Airbnb password.
Do I need a channel manager as well?
No. On Pro the direct connection is the channel manager: Airbnb, Booking.com and Vrbo (for listings managed in Expedia Partner Central) share one calendar and your rate and minimum stay are pushed from Rentalhand. On Core the calendar links do the availability part, one way.
Can my cleaner use it?
Yes, and they do not need an account to start: they get a text with a private link to each job, the checklist, the codes and a place for photos. If they want, they sign in and get their own free cleaner workspace with all their clients, invoices and a booking page.
Is my data safe, and can I leave?
You and the people you invite see your data: a cleaner sees only their jobs, a guest only their stay. A direct Airbnb connection is approved on Airbnb’s page and never involves your password. You can export your financials and rent roll at any time, and dropping Pro returns you to Core without deleting anything.
What about guests who book me directly?
On Pro you get a direct booking website at your own address with a live calendar shared with Airbnb and card payment straight to your bank; each direct booking costs 1% plus card processing. On Core you add direct bookings by hand.
