Run your Airbnb and your rental with tenants from one app.
Most owners with both end up with a hosting app, a landlord app and a spreadsheet to join them. Rentalhand has a workspace for each behind one login, with one set of financials, one maintenance list and one smart-lock setup. The lease side is free with no unit limit; the stays side is free on Core or $19 a month per short-term rental on Pro.
Stays and rent in the same financials: profit by month and property, Schedule E style lines for the leases, a tax summary for the stays, all exportable together.
One maintenance list and vendor directory
A guest’s dripping faucet and a tenant’s broken heater land in the same list, with the same vendors, and the cost posts to the right property.
One smart lock setup
Connect your lock account once. A short-term place gets a code per stay and per cleaner (Pro); a long-term unit gets a tenant code from move-in to the end of the lease and passes for showings and contractors. $7 a month per lock either way.
Switch a property when its use changes
Turn a long-term unit into a short-term rental when the tenant leaves, or the other way round, without re-entering the property. The history stays.
IS IT FOR YOU
A good fit, and the limits.
A good fit when
You have an Airbnb and a house, duplex or condo with tenants and are tired of two logins and two sets of numbers.
You are moving a place between short-term and long-term and want its history in one record.
You want the long-term side free: no per-unit fee, no subscription.
Know before you start
You manage other people’s properties as a business: there are no owner statements for third-party owners or staff roles.
You need screening reports built in. Rental applications are here (a public form per unit, review, approve, convert to tenant); credit and background reports are on our list, and today you ask the applicant for their own report or screen through the service you already use.
Online rent needs a Stripe account in a country Stripe supports; rent paid by check or Zelle is simply recorded.
QUESTIONS
What owners with both ask.
Is it one account or two?
One account with two workspaces behind the same login, switched from the sidebar: short-term stays and long-term leases. Each property lives in the one that fits it, and the financials, maintenance list, vendors and smart locks are shared.
What does it cost with both kinds of rental?
The long-term side is free with no unit limit, and it never counts toward Pro. The short-term side is free on Core; Pro is $19 a month per short-term rental only. One Airbnb on Pro plus three leased units is $19 a month. Smart locks are $7 a month per lock on either side.
What does online rent cost my tenant?
Stripe’s processing plus a flat $2 Rentalhand fee per payment: by bank transfer, 0.8% capped at $5, so $7 on $2,000 rent; by card, 2.9% + 30¢, so $62.11 on $2,000. The tenant sees it before paying; you can choose to cover it instead. Rent paid any other way is free to record.
Can a property move from long-term to short-term?
Yes. Change its rental mode on the property. A unit whose tenant has left becomes a short-term listing with the same photos, lock and maintenance history; a short-term place you decide to lease gets units and a lease. Nothing is re-entered.
Does Rentalhand manage leases or place tenants for me?
No. The landlord side is software you run yourself: in most states, placing tenants and managing leases for others is licensed work. Our hands-on services (cleaning crews, Co-hosting, Full Management) are for short-term stays, plus move-out turnovers and condition reports between tenants in Los Angeles and Orange County.
How does e-signing work for leases?
Paste your own lease or upload it as a DOCX and it becomes a template with placeholders filled from each lease record. Each tenant gets a private signing link by email, signs on their phone, and the final PDF is filed with a certificate of completion. Rentalhand never supplies lease language.
