Long-term Financials
The same ledger read through a landlord’s eyes.
Long-term leases → Financials
Rent collection: what each unit was billed, what came in and what is still owed for a month, with paid, partly paid, overdue, due, vacant and not-billed states. Record payments on the Rent page.
Income, expenses and net: rent collected by the day it was paid, less the expenses recorded for each property, for a date range, plus expenses by category and Schedule E style lines, all exportable as CSV.
Entries: rent payments post here by themselves, as do completed maintenance costs. Add other bills such as insurance, utilities you pay, or a contractor hired outside the app. There is no payout import on this page.
Export to QuickBooks (the row at the top of the page): pick a range, then QuickBooks invoices (one rent invoice per period, the primary tenant as the customer, the late fee as its own line, the invoice’s due date and the period start as the service date; imported under Settings → Import data → Invoices, where the Rent and Late fee items are offered for creation), Expenses (the bills on your long-term properties with payee, account and the property as class, for Transactions → Bank transactions → Upload from file), Payments (rent received, one row per payment with the invoice number, method and reference, to record against the imported invoices) and Customers (your tenants with email, phone and unit address, for Settings → Import data → Customers).
