Financials and payout import

Income, expenses and net per property, with platform payouts imported from CSV exports.

Short-term stays → Financials

Three tiles show recorded income, expenses and net for the range, then a profit and loss by month and category, a Schedule E style tax summary (categories follow the common rental schedule; confirm with your preparer), property profitability and the entry list. Everything exports as CSV.

Anything the app prices itself, such as a Rentalhand clean or a guest extra, posts its cost by itself: a completed turnover with a cleaning cost, a maintenance request with a cost, a Rentalhand service with a quote, guest extras that were paid or approved, and Airbnb payouts read from notification emails. Add entries by hand for bills from outside the app.

Export to QuickBooks (the row at the top of the page): pick a range, then QuickBooks invoices (one invoice per stay with the payout revenue, cleaning fee and guest extras as lines, the guest as the customer or “Airbnb guest” when the stay carries no name, check-in as the service date; imported in QuickBooks Online under Settings → Import data → Invoices, where the Stay, Cleaning fee and Extra items are offered for creation), Expenses (every expense in the range with the payee, the expense account and the property as class; upload under Transactions → Bank transactions → Upload from file, or hand it to your bookkeeper) and Customers (guests with an email or phone on file, for Settings → Import data → Customers; the button appears once a stay carries guest details).

  1. Choose one property in the filter at the top of the page.
  2. Open Import platform payouts and drop in an Airbnb transaction history export, a Vrbo payout report, or a Rentalhand CSV (date, kind, amount, description).
  3. Check the row count and total in the preview, then import. Bookings are split into revenue, cleaning fee and platform fee, keyed by confirmation code, so overlapping exports and payout emails never double count.
  4. Add entry records anything else: insurance, utilities, a contractor hired outside the app.
  • Identical files are ignored; partially overlapping files are deduplicated by booking.
  • All amounts are USD and dated as entered.
