Pricing & stay rules
Seasonal prices, minimum and maximum stays and check-in rules per date range, sent to connected channels as soon as they are saved.
Short-term stays → Calendar → Pricing & stay rules
Every property has a default nightly rate and minimum stay (Properties → Edit). The rules panel under the calendar overrides them for a date range: a holiday price, a longer minimum stay over a long weekend, no check-ins on a changeover day, or a stop sell while the place is being painted. A rule only needs the fields you fill in; the rest stays at the property’s default.
When several rules cover the same night, the lower rule in the list wins, so put the broad season first and the exceptions below it. With a real-time Airbnb connection every save goes to the listing right away, and only the nights that changed are sent.
- Press Add rule, choose the property and the first and last night the rule applies to.
- Fill in a nightly rate, a minimum or maximum stay, or tick No check-in (closed to arrival), No checkout (closed to departure) or Stop sell. Leave the rest empty.
- Press Save rules. The message under the panel says how many date ranges went to your connected channels.
- Remove rule deletes it; saving sends the affected nights again with the values that now apply.
- Stop sell keeps the nights unavailable on the channel without a block on your calendar, so turnovers and messages are unaffected.
- Rules are stored even before a real-time connection exists and go out the moment one is activated; iCal links carry no pricing, so they are not affected.
- A nightly rate of zero on the property blocks activation of the Airbnb connection; set a price first.
